While the prices of these homes appear to be below market price points, there are a few precautions the buyers must consider. Boleman Contractors is receiving a lot of calls to quote repairs for foreclosed homes. Many of the buyers are calling us after or just before closing. Most are surprised at the amount of repairs needed to get the home in acceptable condition. We recommend calling us for a home inspection prior to making your offer. Even the new homes have surprises for the unsuspecting purchaser. Some of these homes are victim to theft, vanadlism, unfinished items by the builder and neglect. Most of the cosmetic issues are easy to see such as painting, flooring, missing light fixtures and appliances. However, there are many things the average home buyer might miss. I have experienced missing furnaces, mold, equipment (jaccuzi, steam units, appliances, hvac units, etc.) not hooked up at all or not working properly, copper wire and piping ripped out, roof leaks, and many others.

  It is also imperative before purchasing a new foreclosed home to check with the local building inspection department to verify all inspections and a final certificate of occupancy has been acquired. Having all this information prior to making an offer on the property will enable you to know just how good of a deal you really are getting…or not!!!
